Terms and Conditions

  1. Please leave the Cottage in a clean and tidy condition, any articles damaged, broken or lost must be paid for.
  2. Unreasonable extra cleaning costs must be paid for.
  3. We have a strict non-smoking policy.
  4. Booking fees – 30% payment on booking with full payment 6 weeks (42 days) prior to your stay.
  5. Bookings are not confirmed until funds have been cleared.
  6. Payment methods can be via our website which takes your deposit, PayPal, third party websites, a cheque or BACS (our prefferred method od payment).
  7. Credit cards incur a surcharge of 2% due to high processing costs. Debit cards have no charge.
  8. Any cancellation 60 days prior to your stay will incur no penalty. Later cancellation – refunds will be considered if enough notice is given for the cottage to be re let. This is granted at the owner’s discretion. Please take out Cancellation Insurance.
  9. The Owner has the right to reasonable access to the property and may inspect it should he/she have reason to be concerned about the tenants’ occupancy. The owners reserve the right to terminate your stay if you, or members of your party, are believed to be causing a nuisance to other guests or not treating the property with due respect.
  10. The owners shall not be liable to you, or any member of your party, for any loss or damage to you or your property, however caused.
  11. There must be no more members in your party than the cottage is designed for.
  12. You are required to vacate the property by 10am on the day of departure and please do not arrive before 4pm on the day of arrival. Please adhere to these times to allow the cottages to be thoroughly cleaned and prepared for your arrival.
  13. Heating and electricity are included.
  14. All cottages are non-smoking.
  15. Check in is 4pm onwards check out by 10am please.
  16. Linen, towels, hairdryer and tea towels are provided.
  17. Please remember as guests you are responsible for your own Travel Insurance. We are not liable for personal injury, damage to your belongings or any “Acts of God” such as natural disasters and other events out of our control during your stay. Please make sure you are adequately covered.
  18. We don’t accept dogs during July/August, but if you have a well behaved furry friend who doesn’t chew or jump on furniture, and you are responsible owners who can keep their best friend on a lead and clean up the inevitable, your dog is welcome. A fee of £20 a week is charged – payable to owner’s on arrival.  (Please read our full terms and conditions available on your agents site, on our website or on enquiry)Please do not leave your dog unattended and please prevent your pet from producing excessive noise at a level that disturbs neighbours. Crate trained dogs may be left for a few hours by arrangement.Nutriment complete raw dog food and natural treats are available to purchase on site
